A New AED 100 Billion Waterfront Destination, Marsa Al Saadiyat, is Coming to Abu Dhabi

Abu Dhabi is all set to get a new waterfront destination, Marsa Al Saadiyat. The area is expected to be yet another luxurious address in the capital. The project is valued at AED 100 billion and is being developed by Aldar.

Marsa Al Saadiyat will be home to more than 58,000 residents. Housing will range from private mansions and luxury villas to waterfront apartments and branded residences. There will also be a 22.5-metre hillside community of standalone villas, with excellent views of the surrounding landscape.

At the centre of the destination is Abu Dhabi’s largest marina. Lined with waterfront restaurants, it features over 350 berths accommodating everything from sailing boats to superyachts. The waterfront community spans eight kilometres of coastline and a total development area of 6.4 million square metres.

Amenities at Marsa Al Saadiyat

Outdoor activities and nature are an important part of the plan for Marsa Al Saadiyat. Facilities include 5.6 kilometres of beach, approximately 140 kilometres of interconnected walking paths, and a 46-kilometre cycling loop. Every home will be located within 150 metres of the route.

Marsa Al Saadiyat also emphasises family-friendly amenities, including a network of green linear spaces and a central park that extends to the waterfront. Children’s play areas, community clubhouses with outdoor pools, sports courts, premium healthcare, and three schools all ensure that daily life is designed within the large community with great convenience.

A scenic walkway will link directly to Saadiyat Cultural District, offering proximity to the island’s museums and dining options. There will be no shortage of attractions within Marsa Al Saadiyat. A one-kilometre promenade will feature retail, dining, a yacht club, and two luxury hotels. Going further, cultural attractions include a theatre district and a performing arts venue with capacity for over 6,000.

Through a series of new roads and tunnels, Marsa Al Saadiyat will enjoy direct links to both Umm Yifeenah Island and Reem Island, which will reduce travel time from Saadiyat Island to mainland Abu Dhabi. The destination will also be connected by bridge to a new island that is being developed by Aldar off the coast of Saadiyat Island. An underground Etihad Rail high-speed rail station will also be integrated within a transit-oriented development hub, offering enhanced connectivity.

Sales of the first homes at Marsa Al Saadiyat will begin in the second half of 2026, with site-enabling and infrastructure works expected to start in Q3.
