Abu Dhabi’s Next Big Residential Address Is Taking Root in Masdar City

Masdar City is already known for its forward-thinking approach to urban living, but its high-end residential scene is continuing to evolve.

The latest addition is Bab Al Qasr Garden Residence 65, a new hotel-branded development from Burtville Developments that puts landscaped surroundings and generous, first-class amenities at the heart of the concept.

A Sizeable New Addition to Masdar City

Set directly adjacent to Masdar City Central Park, the development occupies more than 310,000 square feet, with 67% of the site dedicated to gardens, water features, and outdoor spaces.

This is a sizeable amount of greenery for a residential development, giving Garden Residence 65 a distinct identity from the outset and a USP for potential buyers.

There will be residences from one to five bedrooms, including furnished simplex homes, larger duplex residences, and five-bedroom triplex Sky Villas. There is also a particularly interesting one-bedroom ground-floor option with its own private garden.

Plenty to Keep Residents Busy

The development has been planned with everyday leisure in mind, with swimming pools, children’s play areas, shaded walkways, a padel court, community facilities, and retail and dining spaces among the impressive amenities.

It is an offering that makes sense for Abu Dhabi’s increasingly amenity-focused property market, particularly for buyers looking beyond traditional apartment living and towards family living.

Price Point

Prices currently start from AED 1.8 million. The payment structure allows buyers to put down between 10% and 20%, with the 2% Abu Dhabi Municipality registration fee being waived as part of the lure.

Construction began in June 2026, with completion scheduled for Q1 2030.

For Burtville, Garden Residence 65 adds another sizeable project to an expanding Abu Dhabi portfolio. Already constructing several developments across Masdar City, Al Raha Beach, Yas Bay, and Al Reem Island, the latest launch signals its growing presence across the capital.

With Yas Island around 15 minutes away, Saadiyat roughly 20 minutes, and central Abu Dhabi approximately 25 minutes by car, the location offers future residents plenty beyond the gardens.
