Expats And Global Investors Are Driving Abu Dhabi’s Property Boom

Abu Dhabi’s property market is attracting attention both closer to home and much further afield. New figures from the first half of 2026 reveal a surge in activity from expat residents and international investors, with buyers from around the world helping to fuel one of the capital’s most active periods for real estate in recent years.

Expats And International Buyers Lead the Way

Figures covering January to June 2026 show that resident expatriates and international investors accounted for more than 70 per cent of residential property sales. Buyers from markets including the UK, US, China, Canada, and France were among those contributing to the activity.

Stats that are just as eye-catching as the 70 per cent are that residential unit transactions reached approximately AED 70.4 billion during the first half of 2026, compared with AED 25.3 billion over the same stretch in 2025.

Off-plan homes have proved particularly popular during this period, representing the vast majority of residential sales by value.

A Market Showing Plenty of Confidence

There is, however, more behind the numbers than just an increase in transactions, as these figures reflect demand from residents looking to own in the region rather than rent. International buyers are also seeking investment opportunities in high-yield areas of the city.

Foreign interest is additionally becoming increasingly diverse, with investors from 99 nationalities contributing to property activity during the first quarter of the year.

What It Means for Abu Dhabi

For the emirate, this growing appetite could have a lasting impact. Abu Dhabi is attracting people who want to make the city their home, whilst becoming a more compelling proposition for international investors who seek healthy dividends.

With major developments continuing to reshape Al Saadiyat Island, Yas Island, Al Reem Island and Hudayriyat Island, Abu Dhabi is offering an increasingly varied mix of waterfront living and new residential communities, adding to the capital’s appeal for those looking to invest in its future.

The result: strong demand is coming from both inside and outside the UAE, and that could prove critical as the market heads into the second half of 2026.
